Seattle Patio Replacement
We completely replaced an old, deteriorating patio in Seattle, WA, transforming it into a stylish and modern outdoor space. The new patio features a solid structure with 4×4 posts securely attached to concrete, a sturdy framed roof and back wall for privacy, beautiful cedar wood planks, and a sleek metal roof. The wood elements were stained and painted to create a balanced contrast between natural and modern tones. The project was finished with a ceiling fan and power outlet to make the area both functional and comfortable for daily enjoyment.
What we did
1. Demolition & Garbage Disposal
We demolished the old patio, removing the unstable posts, damaged roof, and deteriorated back wall. All debris, including old lumber and roofing material, was hauled away to leave a clean, safe workspace.
Benefits:
Provides a fresh start for new construction, eliminates safety hazards, and ensures proper site
preparation for accurate framing and installation.
2. Post Installation
Installed new 4×4 pressure-treated posts anchored securely to the concrete foundation using heavy-duty metal brackets for stability and longevity.
Benefits:
Strengthens the structural integrity of the patio, prevents movement over time, and ensures a long-lasting, solid framework resistant to weather conditions.
3. Structural Framing
Framed the back privacy wall and roof using pressure-treated lumber. Installed a support beam and trusses to hold the new metal roof and maintain the patio’s shape and durability.
Benefits:
Creates a reliable structure that supports the roof, defines the space, and enhances overall design stability for years of outdoor use.
4. Wood Plank Installation
Installed Cedar wood planks on the back and one of the side walls to provide both privacy and a warm, natural aesthetic. Each plank was precisely leveled and secured for a clean, modern look.
Benefits:
Adds privacy and style while using durable, weather-resistant cedar that maintains its beauty and integrity through seasons.
5. Metal Roof Installation
Installed a new metal roof using weatherproof fasteners and sealing techniques to ensure complete protection from leaks and moisture.
Benefits:
Offers long-lasting durability, minimal maintenance, and effective protection from rain—perfect for the Pacific Northwest climate.
6. Painting & Staining
Painted selected posts and wood planks in sleek black for a modern accent and stained the roof trusses, beam, and front posts for a rich, natural finish.
Benefits:
Enhances curb appeal, protects wood surfaces from weathering, and creates a stylish balance between modern and natural design elements.
7. Fixtures Installation
Installed a ceiling fan and a new power outlet to make the patio more comfortable and versatile for everyday use or entertaining.
Benefits:
Improves comfort during warm days, adds convenience for outdoor appliances or lighting, and increases overall usability of the patio space.
